Program Description

The Residential Tenancies Act (RTA) defines and regulates the relationship between residential landlords and tenants. Through these Micro-credentials, students will have the opportunity to learn about what is covered by the Act, breaking a lease, evictions, privacy issues, repairs and maintenance, rules relating to rent, and proceedings before the Ontario Landlord and Tenant Board.

Education Requirements

  • Ontario Secondary School Diploma (OSSD) including Grade 12 English (C or U)
  • Grade 12 equivalency certificate achieved through College academic upgrading OR
  • Mature Student Status (19 years of age or older) with Grade 12 English (C or U) and Grade 12 Math (C, M or U)

Target Market

These micro-credentials are intended to provide professional development for individuals, landlords and/or professionals in social service agencies, legal clinics, health care organizations and others who may find themselves in the role of helping, or advocating for, clients with housing issues

Program Outcomes

Upon completion of this program, students will be equipped to:

  • Identify to what leases the Residential Tenancies Act applies, and recognize different types of leases (oral, written, implied, etc.).
  • List helpful resources for working with landlord and tenant issues and be comfortable locating and using those resources on behalf of clients.
  • Describe the purpose and function of the Landlord and Tenant Board and explain its basic procedures.
  • Identify those circumstances under which a landlord must give advance notice of entry, and those under which notice may not be required.
  • Explain the procedure for Applications to the Landlord and Tenant Board (LTB) regarding privacy/harassment and repairs/maintenance issues, including recommended supporting documents and suggestions for resolution of these issues short of Application to the LTB.
  • Locate and utilize Landlord and Tenant Board forms on behalf of clients facing privacy/harassment and repairs/maintenance issues.
  • Discuss the requirements and proper procedures for evictions, and explain the tenant’s rights and options in eviction proceedings.
